Sketch & room scans
Turn a room scan into claim-ready dimensions
Walk the room with the ClaimTime iPhone app. Walls, doors, windows and openings are captured as you go, and the room lands in the claim with its floor area, wall area and perimeter, right next to the contents inventory.
Tape measures and napkin sketches
Room measurements decide wall, floor and ceiling quantities. Captured by hand, they drift away from the rest of the claim.
The manual way
- Measure every wall by hand, write it down and redraw it at the desk.
- Doors and windows noted on paper, then missed when areas are worked out.
- Room names in the sketch don't match the rooms in the contents list.
- Photos, measurements and contents live in three different places.
With ClaimTime
- Walk the room once with an iPhone: walls, doors, windows and openings are captured.
- Floor, wall and ceiling square footage and the perimeter are worked out for you.
- The scanned room is the same room your contents are filed in.
- Plans, 3D views and measurements stay on the claim, ready to export.
From the room to the claim
- Scan the room. Open the claim in the ClaimTime iPhone app and walk the room. The scan follows the walls, doors, windows and openings, and asks you to slow down if you move too fast.
- ClaimTime builds the geometry. The scan becomes a room outline with its walls, openings and ceiling height, and arrives in the claim's Sketch tab on its own.
- Review the measurements. Check each wall length, adjust a door or a window, or split an open-plan space with an interior wall. Every room shows how it was measured.
- Use the room across the claim. The room is the same room your contents are filed in. Its plan, measurements and photos travel with the claim and into the Sketch export.
From camera to measured plan
Step through a scan of the sample living room: the capture, the geometry it produces and the measured room that lands in the claim.
An illustrative sample room, not a customer's home. The measurements follow the app's own rules: wall area is the perimeter times the ceiling height, minus doors, windows and openings.
Every number the room gives the claim
Measured once and reused everywhere: on the plan, in the room summary and in the Sketch export.
- Room size: 16' 0" × 13' 6" (From the wall lengths on the plan)
- Ceiling height: 8' 0" (Set per room, or per wall when ceilings vary)
- Floor area: 216 SF (Rounded to whole square feet, as in the app)
- Wall area: 372 SF (Perimeter × height, minus doors, windows and openings)
- Ceiling area: 216 SF (Equal to the floor for a flat ceiling)
- Perimeter: 59 LF (Linear feet around the room)
- Doors and windows: 3 · 1 (Each with its width and height; a doorway counts as a door)
- How it was measured: Traced · 100% (Every room shows its source (LiDAR scan, traced or manual) and a confidence)
The plan draws itself from the scan
Each room gets a clean 2D plan: every wall with its length, door swings, windows and interior walls drawn where they are.
Then arrange the house. Drag rooms so their walls snap together, rotate or straighten them, and drop a door on a shared wall to turn it into a doorway. The selected room's areas, walls and openings sit beside the plan.
- Wall lengths labelled on every wall
- Door swings and windows drawn in place
- Rooms snap wall to wall into a floor plan
- Split an open-plan space with an interior wall
See the whole house in 3D
Switch the arranged floor plan to 3D: the walls are extruded from your measured layout, with every room in place and a ceilings toggle for a look inside. Export it as a PNG or as a 3D model (GLB).
A scanned room also opens in its own 3D viewer: orbit and zoom, tap a wall to see its size, take a two-point measurement that's saved with the scan, or open the room in AR on an iPhone to see it at full scale.
- 3D render of the whole layout
- Ceilings toggle for a dollhouse view
- PNG and 3D model (GLB) export
- Scan viewer with a tape measure and AR
Step back into the property later
The frames captured during the scan are turned into a photoreal walkthrough of the room. Hop between the spots where the scan was taken, or walk freely with a mini-map.
The measurements are ready as soon as the scan arrives. The walkthrough is processed in the background and takes about 25 minutes.
No scan? Measure it in the browser
Scans need an iPhone Pro or iPad Pro with LiDAR. Without one, measure the room in the browser.
Import a floor plan
Upload a PDF or an image of a floor plan. AI reads the rooms and their sizes for you to preview, then imports them. Imported rooms are marked as estimated, so you know what to verify.
Trace the room
Draw the outline, enter one measured wall and the ceiling height, and ClaimTime scales the rest. Use rectangle mode for simple rooms, curved walls when you need them, and the split tool to divide an open-plan space.
Part of the claim, not a separate tool
Sketch shares its rooms with the rest of ClaimTime, so measurements, photos and contents always line up.
- AI contents inventory: Rooms are shared live with the contents inventory: the room you scan is the room your items are filed in.
- Claim workspace: Each room keeps its reference photos and an AI damage list you confirm before using it.
- Reports & exports: The Sketch export (PDF or Excel) carries every plan, room summary and door and window count.
Questions about room scans
Which devices can scan a room?
Room scans use the LiDAR sensor of an iPhone Pro or iPad Pro running iOS 17 or later, in the ClaimTime iPhone app. Without LiDAR, import a floor plan or trace the room in the browser.
How accurate are the measurements?
Scanned walls come from the device's LiDAR geometry, and you review every wall before you use it. Each room shows how it was measured (LiDAR scan, traced or manual), and floor-plan imports are marked as estimated. Check critical dimensions on site as you would today.
Do the rooms match my contents inventory?
Yes. Sketch and the contents inventory share the same rooms, live. Rename or add a room in one place and it appears in the other.
Can I edit a scanned room?
Yes. Adjust wall lengths, doors and windows, or split the room with an interior wall. Every change updates the room's areas and perimeter.
Does the sketch fill in a structure estimate?
Not yet. Structure estimates are coming soon. Today the measurements live on the claim and go out in the Sketch export.
How long does the walkthrough take?
Measurements are ready as soon as the scan arrives. The photoreal walkthrough is processed in the background and takes about 25 minutes.
